MOLD INSPECTION AND TESTING
Mold is a type of fungus which is present naturally everywhere, as microscopic spores in the air and on surfaces. It's a vital part of nature breaking down organic matter, but it becomes a problem indoors when moisture allows it to grow excessively on various food sources. Several common types of mold (like Alternaria, Aspergillus, Cladosporium, Penicillium) can trigger allergies in sensitive individuals, and especially black mold (Stachybotrys chartarum) produces mycotoxins, which are harmful substances that can cause health problems and property damage.
When there are musty odors in a home or stains on surfaces, the inspector examines those areas with a moisture detector. Keep in mind that a home inspection is visual only; a more invasive examination by a contractor may be needed to assess the extent of damage, find and address the sources of moisture.
Upon the clients’ request, we take air samples in at least two locations and also one air sample outside, as a baseline for comparison. When applicable, we can also take surface samples using a swab or a slide. The samples are sent by UPS to a lab that uses advanced technology to analyze them and provide a detailed report. Knowing the type and extent of mold helps the homeowners plan for remediation.
The inspector has basic knowledge of mold and the conditions that enable its growth, but he is not a microbiologist or a mold specialist. If you or anyone in your family have mold allergies or concerns about medical issues related to mold- it is recommended to hire an indoor air quality specialist for a more thorough inspection and detailed testing, which may involve more work and be more costly.
